1 / Home Evaluation
The first step to listing your home is evaluating it. Your Crossroads Realty Agent will assist you in determining what upgrades and potential repairs could be made that would inevitably have to be disclosed to potential buyers otherwise. All this work is to ensure that your home shows, appraises and inspects in the best way possible. We are able to connect you with contractors and other professionals to help make those upgrades happen. Crossroads Realty will also provide what we believe would be the most profitable changes.

2 / Choosing a List Price
Numerous factors come into play when pricing your home. Such things include location, supply, demand, and local market conditions. Crossroads Realty will assist you in pricing your home by researching recently sold homes and compiling a Comparative Market Analysis (CMA) that will act as a guid to help you determine your listing price. This will give us a place to start discussing the pros and cons of listing your home at potential price points.

3 / Getting Your Home Market Ready
First impressions are everything, and this step will help ensure your home makes a splash! This is when we would address those repairs found during the Home Evaluation, decluttering rooms, and even rearranging areas to better entice buyers when they are envisioning their lives within those four wall.

4 / Listing Your Home
Once your home is ready to be put on the market, your Crossroads Realty Agent will provide a contract to list with our brokerage. After that contact is completed, we will ensure that your home is photographed in a faltering way as well as upload your listing to our MLS. This will provide you the opportunity to have your home reach as many potential buyers as possible. Additionally we will promote your listing on Social Media to provide an even larger audience of potential buyers the opportunity to determine if your home will be their perfect fit.

5 / Home Showings
Once your home has been listed, showings will begin. Normally these showings will include potential buyers and their licensed Realtors. During these showings we highly recommend that you be away from your home to allow potential buyers the chance to discuss their feelings about the property and access if your home will fit their wants and needs. You will be given notice prior to these showings to allow you the opportunity to accept, decline, or reschedule. Crossroads Realty will advise you the best ways to prepare your home prior to a showing to provide the most inviting atmosphere for potential buyers. It may also benefit you to schedule an open house. Your Crossroads Realty agent will be able to advise you on when the most opportune time would be.

6 / Receiving Offers
An interested buyer may make an offer on your property. Your Crossroads Realty Agent will review all offers as they are received with you, provide calculations that will estimate what you can expect on your closing sheet, and allow you the opportunity to discuss how you would like to respond to that offer. You can accept, decline, or counter offer. Negotiations can include numerous important factors like price, concessions, closing date, possession date, and financing. Once an agreement is reached, and paper work is signed, you are one step closer to closing on your property!

7 / Appraisals & Inspections
Once an agreement is in writing, the buyer will most likely order a third party appraisal depending on their financing. This appraisal will access the value and condition of your property. The buyer will also order the requested inspections to be conducted during this time as well. We recommend that the seller not be present for these inspections and appraisals. Depending on the results of these reports, you may enter into further negotiations about repairs or credits until an agreement is reached. Your Crossroads Realty Agent will guide you you through this process.

8 / Closing
Congratulations, you've made it to the finish line! We have reached the moment when we finalize the sale and collect the proceeds. Leading up to your scheduled closing date the buyer will provide proof of funds, or their lender will provide confirmation that we are cleared to close. More often than not, Sellers and Buyers will meet at the title company with their respected agents to sign paperwork. If necessary, it can be arranged at separate times depending on the schedule of both parties. After the paperwork is signed funds are transferred/wired, and keys are exchanged!
