1/ Get Pre-Approved

Step one of the home buying process should start with how you plan on purchasing the home. If you plan on financing, we highly recommend speaking with a lender prior to seeing homes to obtain your Pre-Approval letter. Your lender will be able to guide you throughout the loan process, helping you decide which type of loan will best suit your needs. 

2 / The Home Search

Now the fun begins!  Once armed with that pre-approval you and your Crossroads Realty broker will explore the market to find the property that best meets your needs. Location should always be a priority.  Properties can be altered, locations can not.

3 / Making an Offer

Once you've found the right property, it's time to make your move. Partnering with a Crossroads Realty Broker means you'll have expert guidance in crafting a strong, competitive offer. Remember—every term counts, not just the price. Your broker will help ensure your offer stands out in all the right ways.

4/ Going Under Contract

When your offer is accepted and fully signed by the seller, your earnest money will be deposited and if any inspections are to be done, this is when that time frame begins (immediately). Your purchase agreement will determine your timeline of events.  How many days to complete any inspections, if/when an appraisal is to be completed, date of closing as well as date of possession.  Your Crossroads Realty Broker can help you understand and navigate this process

5 / Home Inspection

If you have elected to have inspections of the property, your Crossroads Realty Broker will assist you in scheduling and performing the necessary actions with this process. Should any repairs be needed, your Crossroads Realty Broker will negotiate any requests between you and the seller.

6 / Appraisal

An appraisal differs from a home inspection… While an inspection assesses the condition of a property's systems and components, an appraisal determines the property's market value. If you're financing the purchase through a lender, the lender will order the appraisal using a licensed professional. However, if you're buying with cash, your Crossroads Realty Broker can connect you with qualified appraisers to conduct the valuation on your behalf.

7 / The Final Walkthrough

The final walkthrough is your last opportunity to visit the property before closing. At this point, all inspections, appraisal, repairs, title work, deed, and other documents should be complete. The purpose is to ensure the property is in the expected condition and ready for you to finalize the purchase and take ownership. This can be completed days before closing or even the day of the scheduled closing.

8 / Closing

You have reached the finish line! Closing is when the property will be fully paid for and deeded to you as the new owner.  Closing documents should be reviewed with you prior to this time and your Crossroads Realty Broker will help you prepare for this day by ensuring all steps in the real estate purchase agreement between you and your seller have been met. For example transferring all utilities into your name affective the day of closing, you have secured your insurance for the property affective the day of closing as well as any other items noted per your purchase agreement.
